outstand but!
if its a vertical surface it runs like water. protect your metal roof w absorbant material to catch runoff. i have struggled for 10yrs trying to seal my roof. i tried this 1 week before a closing on a half million dollar closure. make or break deal. within 2 days it rained 2in then 2 days later another 1in. no leak, not a drop. however, being so concerned i call the company to try to find the product locally without ordering online since it was time sensitive. the operator assured me she would have someone call with that info. i never got a call back. that was the only problem but walmart delivered in 3 days of an estimated 6 day delivery.

    Seems to be working.......
    No smell, easy to mix, and apply. I don't know how it's going to work long term. I treated two concrete bird baths with it.
